I'm Carey Brooks — a mortgage agent who spent 15 years inside one of Canada's largest banks before building something on the other side.

From the first conversation to closing day, everything I do is built around one idea: you should always know where things stand, what's coming next, and that someone is in your corner.

I've Seen It From the Inside

For a decade, I managed branches at CIBC. For five years after that, I led the mobile mortgage advisors as area sales manager. I built teams, shaped processes, and learned exactly how deals get structured, approved — and where they fall apart.

In late 2023, the bank restructured and my position was eliminated. I spent the next year stepping back, resetting, and figuring out what would come next.

In January 2025, with fresh perspective, I stepped into the broker channel — not managing the people who help clients, but helping them directly. No longer limited to one lender or one set of approval criteria, I can now work with people in every situation — not just the ones a bank would say yes to.

How Race To Approval
Was Born

In the spring of 2025, REMIC — the Real Estate and Mortgage Institute of Canada — hosted a national contest called #FundMyDream. The challenge: what would you build to grow your business if money wasn't the barrier?

My answer was a client-focused brand built around shared experiences — motorsport, sim racing, and real-world activations designed to create genuine connections, not transactions.

That idea won the national award.

Race To Approval became more than an idea — it became the foundation for everything you see here.

What Drives Me

Mortgages, Family, and
Doing It Right

I genuinely care about every client's experience — not just the outcome, but how the entire process feels. I want every interaction to be so good that you'd tell someone about it without being asked.

Outside of mortgages, my world revolves around my family — my wife, our two sons, and our dog. They're the reason I do any of this.

Life's a family affair. Everything I build, I build with them in mind.
